Former RTD terminal on 16th Street Mall to become $200M mixed-use development

DENVER – A prime piece of real estate along downtown Denver’s 16th Street Mall will soon be transformed into a mixed-use development with apartments, restaurants and retail.

Denver-based development firm Continuum Partners will begin construction soon on the $200 million Market Station project on the site of the former Market Street Station RTD bus terminal. The project will encompass the entire block bounded by 16th, 17th, Market and Blake streets, with the exception of the RTD headquarters at 1600 Blake St.

The 370,000-square-foot development will include 95,000 square feet of office space, 85,000 square feet of retail and somewhere in the neighborhood of 225 apartments.

The developer said the apartments will be a mix of luxury units and “micro units” that will be more affordable. The retail is expected to include national brands, “emerging concepts” and some restaurants. Market Station also will include 320 below-grade parking spaces.

Continuum is the same developer behind the Union Station redevelopment project and the company bought the Market Station site from the city as part of that agreement.

Demolition work on the site is scheduled to start in mid- to late-October with an expected completion date in the summer of 2019.
