Developer to take another shot at building second Tabor Center tower in downtown Denver

DENVER — The developer behind downtown Denver's Tabor Center is once again trying to build a second skyscraper on the site.

When Tabor Center was built in the 1980s, the plans called for two towers on the lot bounded by 16th, 17th, Lawrence and Larimer streets, but only one of the towers was constructed due to the city's real estate market going south.

Since then, Callahan Capital Properties has tried several times to revive plans for the second tower, dubbed Two Tabor, at the corner of 17th and Larimer.

This time around, Callahan envisions a 33-story, 460-foot-tall glass tower with office space on the upper floors and retail at street level for a total of about 800,000 square feet, according to the city. The building would share an atrium and parking with the existing Tabor Center tower.

Plans also call for an outdoor terrace on the third floor that would connect both towers.

The architecture firm on the project is Denver-based Davis Partnership Architects, which has designed many buildings around Denver, including the Denver Art Museum's Hamilton building and the adjacent residential building.

The project is in the very early stages - a spokesperson for Denver's Community Planning and Development department said the developer has just started the concept application phase and has not submitted formal plans for review.
