DENVER — When selling a home, timing can make a big difference.
Real estate markets usually fluctuate with the seasons, so choosing the right time to list your home for sale can ensure that you get the most bang for your buck.
According to research from real estate website Zillow, the last half of May is the best time to list a home in Denver, specifically the time period between May 16 and May 31.
Buyers who list their homes during that time frame can expect their homes to sell for an extra $5,600 on average, according to Zillow, and those homes also tend to sell nearly 9 days faster.
The timing makes sense — summer tends to be the busiest time of year in real estate and as a result, prices often go up. So getting your home on the market at the start of the warmer months can help maximize your earnings on the sale.
Denver's market in particular could help sellers get more money for their homes; with the number of listings still far below historical averages, competition is fierce and buyers frequently end up spending more than the asking price.

Generally, Zillow says Thursdays tend to be the best days to list a Denver home in order to maximize the number of people who see a listing online.
